Hakuna Matata Investments, LLC (HMI) is a real estate development company that specializes in land entitlement in the greater DFW area. HMI buys, and analyses property to find the highest and best use for the land. Through this entitlement process, HMI works closely with governmental entities to obtain water and sewer solutions, and all relevant development permits for future development to take place. After completion of entitlements, HMI then sells “shovel ready” property to an end buyer or keeps the property to develop for recurring revenue.
At HMI, we have become national experts, and are extremely knowledgeable in entitling property for national manufactured housing, build to rent (BTR) and single-family homebuilders. In addition to land entitlements, HMI has an investment sector in which HMI partners with RV park operators to develop and build RV Parks to hold long term. HMI currently holds thousands of lots in various stages of entitlements in and near the DFW Metroplex. HMI has a diverse portfolio of sold properties showing a proven history with our partners.
Justin McWilliams, an HMI Partner has been in development, construction, and real estate for over 30 years. After the turn of the real estate market, Justin transitioned from single family development to affordable housing development, as he envisioned the shift that is taking place in the housing market today. Justin has become an expert in maneuvered land entitlements rules and regulations in the DFW to produce high quality developments for himself, and other clients.
In 2018, Justin partnered with Chad Dannheim to create Hakuna Matata Investments (HMI) to use their skills in a collaborated effort. Chad Dannheim, an HMI Partner, has used his experience in RV Park development to bring true value to HMI to broaden our abilities in land entitlement.
With Justin and Chad’s diverse experience in real estate, developments, and construction, HMI has a unique opportunity to entitle and develop real estate effectively.
Justin McWilliams has 30 plus years in the real estate, construction, and development industry. Starting his development career in the commercial construction field, Justin focused primarily on municipality, and governmental projects. As his business grew, Justin became skilled in strategic planning, business development, sales, marketing, cost control, and budgeting.
As projects and other opportunities presented themselves, Justin’s focus became more development oriented to either owning or controlling properties internally. During this period, Justin owned and managed Chariot Custom Homes, and Resort Homes of Texas. Between these two entities, more than 65 homes a year were built; and an additional 50 homes were rehabbed annually. In 2008 when the market took a downturn, the focus shifted again towards projects that were time valued with his experience.
In the last several years, Justin has turned his focus to a niche market in the affordable housing, and RV park industry. Justin continues his industry education in land entitlement for rental communities, in water and sewer development, and alternatives for housing communities. Justin continues to develops on-going relationships with county and state authorities, and seeks out appropriate property to develop for highest and best use.
Chad Dannheim was born and raised in Texas, and began his entrepreneurial career early on when he graduated from Tarleton State University with a Business degree. Chad started a mortgage company in 1999, and operated it until the 2008 real estate crash. During his time in the mortgage business, Chad began investing in various real estate properties, and projects. In 2010, Chad became a serious real estate investor buying houses, renovating, and flipping them. At that time, Chad also became interested in land development, and began to learn how to develop RV Parks in Texas. Shortly after, Chad developed his first +100 space RV park in North Texas, and sold it in 2018.
After Chad’s first endeavor in the recreational vehicle (RV) park industry, he began navigating the governmental rules, and regulations for this niche market. Chad has developed on-going relationships with governmental entities, continues to build relationships with companies that develop RV parks, and seeks out property in which to develop.
Through seeking development opportunities, Chad’s focus became internally oriented on maintaining properties to create a recurring revenue model. In 2019, After years of building relationships in the industry, he partnered with Justin McWilliams to form Hakuna Matata Investments (HMI) to create value through land entitlement deals in the greater DFW area.
Alex Seiler, Justin McWilliam's Daughter, grew up immersed in the real estate and development industry from a young age. Alex has had a passion for learning the family business ever since she was a child.
After high school, although Alex believed she would one day be a part of growing the business, she went a different route, and decided to focus on helping others through health and wellness. In 2018, Alex graduated from Texas State University with a Bachelor of Science in Nutrition and Foods.
In 2020, After years of corporate sales in the nutrition industry, Alex decided it was time to learn the business, and became a part of Hakuna Matata Investments (HMI) to contribute where necessary, and dive into the real estate development Industry.
After transitioning from a Land Acquisitions Assistant with HMI, Alex is now a Development Manager where she handles the high-level overviews of each project as they progress to entitlements property through municipalities, and other governmental entities to get projects through the finish line.
Jason Cheshire, serving as Development Manager at Hakuna Matata Investments, has a diverse and extensive career spanning over three decades. His professional journey began in the Information Technology sector, where he developed expertise as a Network Engineer, backed by certifications from Microsoft and Cisco Systems. Transitioning into real estate, Jason demonstrated his prowess in relationship-building and negotiation, followed by a significant tenure in healthcare, working as a Registered Respiratory Therapist in emergency rooms and ICUs.
In his current role at HMI, Jason adeptly oversees land development projects, steering them from concept through to completion. He ensures that each project not only aligns with strategic goals but also adheres to all regulatory requirements. His broad experience across different industries enhances his ability to navigate the complex landscape of land development effectively.
Jason's commitment to the real estate industry is deeply influenced by his grandfather, Allan H. Lindsey, a respected figure in Sacramento's real estate scene. His career is a reflection of his enduring passion for real estate and his unwavering dedication to achieving excellence in every project at Hakuna Matata Investments.
Toby was born and raised just outside of Fort Worth, in Kennedale Texas. Toby comes from an entrepreneurial family and has been an entrepreneur herself a good part of her career. Toby’s varied background in business is extensive from banking, construction, real estate, hospitality, business management, and accounting. Toby enjoys the intricacy of accounting, and business management. She believes that working for entrepreneurs, and their companies has taught her so much about how to run and build successful endeavors. Her experience in organizing, and coordinating of business have given her a unique insight into the real estate industry with HMI.
Toby has a Bachelor’s degree in Business, and an MBA in Business Management from Capella University. Today, Toby is the Business Manager for HMI where she focuses on the managing of all corporate aspects for the many entities, and projects of HMI.
Sue Bednarczuk is a Texas native and grew up in the DFW area. Sue has always had a passion for financial management, and thus received her accounting degree from Texas Tech University. Sue is a CPA with an extensive background in financial management and tax. Additionally, Sue has over 20 years of experience in real estate development making her a great fit in handling the many HMI projects. Sue believes working for entrepreneurs, and their companies has taught her so much about how to structure taxes based on corporate structures, and how to stay organized from the accounting perspective. Prior to HMI, Sue held the CFO position for many high level real estate development companies such as Herman Smith and Company, Centurion American Development and TriWest Development. Today, Sue focuses on managing the daily accounting and tax structures for all of the HMI projects.
Steve Dunnahoe is an accomplished business development executive with a strong background in water utility operations. With extensive experience in engineering processes, rate making, legal aspects, regulatory practices, and municipal politics, he has demonstrated his ability to lead and achieve positive business outcomes. Steve is known for his persuasive and tenacious leadership style, excelling in identifying new markets, building teams, and developing strategic business processes. His proven track record includes successful acquisition growth strategies and opportunity creation.
Steve's professional journey includes several roles at Aqua Texas, managing the business development efforts. During his tenure, he spearheaded multiple water utility acquisitions, resulting in a constant annual growth rate. He takes charge of all new growth strategies and responses to unsolicited opportunities, leveraging his extensive network of industry professionals, regulatory officials, and government contacts.
His skill set includes comprehensive data assessment, pro forma analysis, and due diligence experience for various private and municipal acquisition targets. Steve is recognized for his collaborative abilities, bridging different corporate departments to work cohesively toward shared objectives. He excels in project growth assessment and negotiation, making him a reliable team player dedicated to achieving results.
Steve Dunnahoe's education includes self-directed learning in water/wastewater utility operations, in addition to completing various educational programs in the military. He is a veteran of the United States Coast Guard, and his take-ownership attitude reflects his dedication to corporate goals and personal assignments.
